One of our local Valuers will visit your home and provide you with an estimate of what your property will sell for in the current, local market conditions and answer any questions you have about the selling process. We will confirm your valuation by email and send you a copy of our Terms of Business along with a full, transparent Quote for selling. You can instantly book your Professional Valuation appointment via our website or by giving us a call.
Instruct MOV8 to Sell Your Property
When you are happy with your Valuation and your Quote, you can instruct us to act on your behalf simply by calling or emailing us. We will send you an online invoice that breaks down any upfront costs involved in your sale. You can pay by credit card, debit card or Paypal. After you have instructed us to act on your behalf, you can book your Professional Photography appointment, 24/7 through our website or we can arrange this for you if you prefer. We will also book your Home Report appointment.
Photography & Home Report
Our professional photographers will visit your home and take amazing photos along with measurements and floorplan sketches. The photographer will send all of this to your Negotiator in our Property Sales Department and they will prepare a draft of your property advertising for your approval. Our Property Sales Department will also arrange a suitable time for a chartered surveyor to visit your home and to prepare your Home Report. When you have signed-off your advertising materials and Home Report, we’ll get your property onto the major UK property websites and order your For Sale Board then send details of your property to our database of buyers.
Viewings & Offers
Potential buyers will enquire about viewing your home through our website, property advertising websites or by giving us a call. You can either conduct these viewings yourself or we can do them for you. When we receive an Offer on your property, your Negotiator will explain it to you fully and then negotiate the Offer on your behalf to get the best possible price. You always have the choice of whether or not to accept an Offer. If you accept the Offer, we will then send you the relevant documentation to our In-House Conveyancing Department so that they can start the legal process of transferring ownership to your buyer.
Conveyancing is the legal process of negotiating the contract of sale and then transferring ownership of the property to the buyer. MOV8’s In-House Conveyancing Department means that things should progress more smoothly than if you use a separate estate agent and solicitor. If you are buying another home, our Conveyancing Department will submit any Offers on your behalf, negotiate your purchase and, if possible, tie-together the dates of your sale and purchase for maximum convenience. The sales ‘completes’ on the Date of Entry when keys are handed-over to the buyer and we receive the money on your behalf. Shortly after this, you will receive the money from the sale or this money will be used for the purchase of your new home.
