What is a property valuation?

A property valuation is an estimated price your house or flat may sell for in the current market. Home valuations can be done in person or online, and most property valuations are free.

How much does a property valuation cost?

Our home valuations are free. There is no charge for either an online or in-person valuation and there is no-obligations to sell your property after the valuation.

What happens at a home valuation?

A property valuation can be split into three sections. 

Firstly, before they even come to visit your home, our estate agency team will research the property market in your local area. They will review property market data and information to ensure the valuation they give you is as accurate as possible. 

Secondly, whilst at your home, our valuers will take a detailed look at your property. This will include all rooms and outdoor space. They will also ask you questions on the house or flats history.

Lastly, during the property valuation they will give you the estimate of what they think your home will sell for in the current property market. This figure combines the detailed research on your area, our valuers in-depth property market knowledge and the findings from the property inspection. 

How do I find out the value of my property?

What’s the difference between an online property valuation and an in-person valuation?

An online property valuation uses property market data of flats and houses sold near your property to estimate the value of home. It can be a good starting point, however we always advise to follow this up with an in-person valuation. 

The main difference between the two is that at an in-person valuation, our estate agency team will be able to take a detailed look around your home and adjust the property valuation accordingly. For example, an online valuation may be using data from properties on your street that have sold recently, but aren’t finished to as high a quality as yours, meaning the estimated valuation would likely be slightly low on the online property valuation.

How do I choose an estate agent to value my home?

With so many estate agents to choose from, it can be difficult to make the decision of who to ask out to value your property.
