What am I preparing my house for?

Once you have picked your solicitor/estate agent, everything is in motion. Your solicitor/estate agent will have ordered-up your Home Report and the next stage is to get all the marketing materials prepared. This involves photographing your property then preparing all of the advertising for the property. These photographs will form the main visual interest in your estate agent’s property advertising. It is crucial therefore that your property looks as appealing as possible for the photographs. High quality photographs that make your property look as spacious and as bright as possible are key to attracting that steady stream of viewers! Of course, when viewers do arrive, you want the property to look as appealing as possible for them too.

Building your promotional material

Your advertising materials, prepared by your estate agent, might include advertising your property on national property websites, local property websites, printed property brochures or ‘schedules’ or even newspaper advertising. Some of these might be provided as standard by your solicitor/estate agent and some might need to be paid-for in addition to the estate agency fee.

Can I take my own photos?

As the photographs of your property are so crucial to attracting interest, we would always recommend that unless you are a professional, interior property photographer then you leave the photographs to the professionals. Unless you are an interior photography professional the chances are that a professional with several years’ experience and the ideal combination of specialist camera equipment for interior photography will do it as well if not slightly better! In addition, a third party photographer brings a fresh eye to things and sees your property in the same way as a potential buyer would see it.

Do I need a floor plan?

We would always recommend a floor plan to any potential seller. The visual representation of the layout of your property allows people to picture the layout, even after leaving your property, gives them an idea of what rooms they might be able to extend or knock-together and, statistically, has been proven to attract more interest and to increase sales. They aren’t hugely expensive but they contribute a huge amount to the marketing of the property.

Getting ready for viewings

There is a fine line between making your property feel like a home and making it feel like someone else’s home. One of the main tips for selling your property is to de-personalise it. But then of course you still want it to feel like a home. And you do still have to live there in the meantime. You’ll be able to make that judgment yourself. It’s important to remember that the potential buyer is king or queen in these situations and that it’s not a bad thing to pander a little bit to their potential needs. Not everyone likes large dogs and not everyone will love young children running around: at the least it distracts them from what they are there to do – to view and remember how lovely the property is. Keeping across-the-board appeal is no bad thing in increasing your prospects of a sale!

Brewing fresh coffee and other myths

It might sound like a cliche but people don’t just use their eyes to judge a property. They also use their other senses. So making sure that the property is well-aired, that there aren’t strong recent cooking smells, and that there isn’t loud music on in the background all help to increase a property’s appeal. In addition, the less people who are in the property, the larger the property will feel.

Keeping the place clean and tidy

Boxes. Boxes. Boxes. De-clutter. De-clutter. De-clutter. Are you likely to need it in the next three months? If not, put it in a box and find somewhere to store it! It will make it far easier to find cupboard space to throw those dirty trainers and the kids’ toys when you get a short-notice viewing.

Should I tell my neighbours I’m doing this?

This is a personal choice. Some people don’t want their neighbours to know that they are selling their property. However, one of our most crucial tips when it comes to marketing a property is to maximise the breadth of marketing. A For Sale Board is one of the key ways of letting people know that your property is for sale. As the old saying goes, ‘We’re estate agents, not secret agents.’ However, it’s a personal choice and any solicitor/estate agent should of course respect the wishes of their clients. It does slightly narrow down the channels of marketing though.
